Eastern Construction tops off North America’s tallest commercial mass timber building

After months of construction, and over 2,700 pieces of mass timber later, T3 Bayside has topped off.

To celebrate, the Eastern Construction team signed the last beam hoisted on site.

Once completed, the office building at 251 Queens Quay E. in Toronto will be the tallest commercial mass timber in North America at $266,000 sq. ft.

T3 Bayside is a 10-storey structure with a mechanical penthouse. It aligns with Eastern’s portfolio of brick-and-beam structures integrated with technology, style, amenities, and sustainability using mass timber.

Designed by Hines  //  Joint Venture: 3XN + WZMH Architects, the project is part of Bayside Toronto—a master-planned community that includes two million square feet of luxury condominiums, affordable homes, shopping and restaurant space, cultural venues, green spaces, and a promenade alongside Lake Ontario.

Amenities include rooftop patios with a 360-degree view of the city, double-height amenity spaces, voluminous lobby with food services, opportunities for double-height office space, and underground parking.

Timber was sourced from young trees to maintain sustainable forestry practices and provide three key environmental benefits. T3 will:

  • store 3,886 metric tonnes of carbon dioxide
  • take the equivalent of 2,708 cars off the road
  • avoid 6,655 metric tonnes of carbon dioxide emissions
