PREQUALIFICATION OF CONSTRUCTION MANAGERS
POSTING SUMMARY
The Learning Enrichment Foundation (LEF) propose to construct a new nineteen-storey building that will have a gross floor area of approximately 12,998 m2, plus two levels of below grade parking, located at the intersection of Weston Road and Somerville Avenue. The work will include site work including new sidewalk,
driveway and landscaping. The construction value is estimated at $90,000,000. The intent is to enter into a preconstruction services contract for collaborative pre-construction services and undertake an integrated design
approach with design-assist services provided by the Construction Manager and key subtrades/suppliers and thereafter to enter into a CCDC 5B-2010 Construction Management Contract for the full construction of the
project. The project is currently in the early stages of the planning approvals process with an anticipated construction start of Q4, 2024.
Proposals will be invited from the list of pre-qualified Construction Managers only. The pre-qualification process will include an assessment of previous performance in a number of areas, including but not limited to: similar work, pre-construction services, design assist, scheduling, construction management, workmanship, final
completion, correction of deficiencies and Health and Safety.

Submissions received after closing deadline may not, in LEF’s sole and absolute discretion, be accepted. LEF reserves the right in its sole and absolute discretion to select and pre-qualify only those Construction Managers which LEF deems suitable for this project.
