Detail Of Services: City Housing Hamilton Corporation (“CHH”) intends to design and construct a six-story new 55-unit midrise apartment building at 104-106 Bay Street North, Hamilton ON and therefore requires a qualified construction management firm with a team of construction specialists who have proven experience in building design and construction. For the purposes of Contract, the defined term of “Owner” shall be CHH; the City of Hamilton (“City”) is issuing this competitive procurement on behalf of CHH; and the City shall act as the project manager for CHH. The Schematic Design for the building has been completed and is currently going through City’s Design Review Panel approval process. Design Development is currently at 25% and will not advance until the CM is retained. The Phase 1 building is 6 stories high and has a typical floor plate of 837 square meters per floor with an overall GFA of 4809m2 (+/- 10%) and will use the high-performance energy standard “Passive House” without impacting the future fit out of Phase 2. Phase 1 will contain 27 one bedroom and 8 accessible units. In addition, 16 three-bedroom units and 4 three-bedroom accessible units. Phase 2 will accommodate a high-rise apartment building tower having its frontage on Cannon street west and one floor of underground parking. Phase 2 is not included the Work for this RFP. The Successful Proponent shall have experience in the design and/or construction of passive house project(s) with a minimum construction value of $20 million as well as experience with mixed use, multi storey, residential/commercial buildings constructed on brownfield land requiring soil remediation. The Construction Manager shall have experience working with: • government agencies, in-particular municipal and non-profit organizations; • a proven track record working with owners, consulting teams, sub trades by building a COLLABORATIVE TEAM atmosphere that have produced successful projects; and • experience in developing and meeting project budgets and schedules. The Proponent shall demonstrate in its Proposal its relevant qualifications, capabilities, experience including proven ability to manage the effort and product of a diverse construction team.
