Ottawas’s municipal Planning and Housing Committee has approved zoning changes that will allow for the construction of more residential developments in the Hintonburg, Vanier and Navan/East Urban communities.
At its meeting last Wednesday (Feb. 28), the committee approved the construction of an 18-unit, three-and-a-half-storey complex on Carruthers Avenue and Armstrong Street in Hintonburg. The development will connect with a recently built apartment building on Armstrong Street and would be built near Tunney’s Pasture Station and Wellington Street.
The committee also approved the construction of a three-storey apartment building with 18 units on Park Street in Vanier.
The amendment would retain the Traditional Mainstreet parent zoning, which permits a broad range of uses, including residential. At present, residential dwellings in this area are only permitted where there is an associated non-residential use in the same building, and the amendment would permit the proposed residential-only building. The aim is to intensify an underused property and provide a transition of land use and building form between Montreal Road and the low-rise neighbourhood to the north.
The committee also approved the construction of three four-storey apartment buildings with 164 units in Ottawa’s East Urban Community. The development would be located northeast of Navan and Renaud roads and would require the construction of a new public street in the Eastboro subdivision before the buildings can be constructed.
The committee’s recommendations are part of the city’s efforts to address the housing challenge. Council committed to providing home builders enough opportunities to build 151,000 quality market homes by 2031.
