Tenblock has submitted a redevelopment proposal to bring 800 residential units and a public park to its Steeles Avenue West site in Toronto.
The proposed development, designed by Kirkor Architects and Planners, would include two towers, at 38 and 39 stoeys and a mid-rise 10-storey building fronting on Steeles, all connected by a three-storey podium.
Urban Toronto reports that the site is currently home to an aging H-shaped, 4 storey, 120 unit residential rental apartment building and its parking lot.
The zoning by-law amendment proposal calls for constructing 120 replacement rental housing units, along with 694 new units. There would also be a 1,486.5 sq. m. public park at the site’s southern edge, and 1,700 sq. m. of valley lands would be deeded back to the city and/or the Toronto and Region Conservation Authority (TRCA).
The 10-storey structure would hold the rental units intended for the site’s current occupants.. These apartments will have air conditioning, in-suite laundry, taller ceilings, and modern layouts, fixtures and finishes. Tenants will also have access to improved common areas including condo-like amenities.
New outdoor amenities, landscaping and street level features would be introduced as well as a new access point to the restored ravine multi-use trail.
DataBid reports that key consultants include: Accoustical engineer – J.E. Coulter Associates; civil engineer – Lithos Group Inc.; landscape architect – Alexander Budrevics & Assoicates Ltd.; planner – Bousfields Inc.; and transportation consultant – BA Group.
